A. Accommodation & booking terms
1. Introduction & acceptance
These Terms & Booking Conditions ("Terms") govern your use of easy-host.fi (the "Website") and any accommodation or service you book directly from Easy Host Oy ("Easy Host", "we", "us"). By using the Website or making a booking, you confirm that you have read and accept these Terms. If you do not accept them, please do not use the Website or book with us.
2. Definitions
- "Guest"/"you" — the person making a booking or using the Website.
- "Apartment" — the specific property booked, and its furnishings and facilities.
- "Booking" — a confirmed reservation of an Apartment for specific dates.
- "Stay" — the period from check-in to check-out.
3. Who we are

We manage and let short- and medium-term furnished apartments across Finland, on our own behalf and on behalf of the owners who entrust their apartments to us.
4. Scope & third-party platforms
These Terms apply to direct bookings with Easy Host. If you book the same apartment through a third-party platform (e.g. Airbnb or Booking.com), that platform's terms and cancellation policy apply to your booking, alongside the apartment's house rules.
5. Bookings & confirmation
A booking request becomes a binding contract only when we confirm it in writing (by email or in the booking system) and any required payment or deposit has been received. You must be at least 18 and provide accurate guest details. We may decline or cancel a booking where information is incorrect, payment fails, the apartment becomes unavailable, or we reasonably suspect misuse; in that case any payment made is refunded.
6. Prices, VAT & payment
Prices are shown in euros and include value added tax at the rate required by Finnish law for the service in question. In practice: short-term accommodation — including cleaning provided as part of a stay — is charged at the reduced accommodation VAT rate; cleaning or other services bought separately are charged at the general VAT rate; and long-term residential letting is exempt from VAT. The applicable price, taxes and any fees (e.g. cleaning) are shown before you confirm. Payment terms and accepted methods are shown at booking; the apartment is reserved for you once the agreed payment is received.
7. Cancellations, changes & no-shows
The cancellation policy shown at the time of your booking forms part of your contract and determines any refund. Date or guest changes are subject to availability and may change the price. If you do not arrive (no-show) or leave early, the booking is treated as cancelled under the applicable policy and no refund is due for unused nights unless the policy says otherwise. If we ever have to cancel a confirmed booking for reasons within our control, we will offer a comparable alternative where possible or refund amounts paid for the cancelled stay.
8. Right of withdrawal
Under the Finnish Consumer Protection Act, accommodation services provided for a specific date or period are exempt from the 14-day distance-selling right of withdrawal. This means a confirmed booking cannot be cancelled for a full refund simply by changing your mind — cancellations are governed solely by the cancellation policy in section 7. Your other mandatory consumer rights are unaffected.
9. Check-in, check-out & keys
Check-in and check-out times and self check-in instructions (door/lock codes) are sent before arrival. Please check in and out at the stated times unless we agree otherwise; late check-out without agreement may incur an extra night's charge. Keep access codes confidential and do not copy keys. Lost keys or fobs are charged at replacement cost.
10. Number of guests & house rules
Only the number of guests stated in the booking may stay in the apartment. Unless expressly allowed for that apartment:
- no smoking indoors;
- no parties, events or commercial filming;
- pets only where the apartment is marked pet-friendly;
- respect the building's quiet hours and other residents;
- do not sublet, re-let or transfer the booking.
Apartment-specific house rules provided with your booking also apply. Serious or repeated breaches may end the Stay without refund.
11. Damage & care of the apartment
Please treat the apartment, its furnishings and the building with care and report any damage or fault as soon as you notice it. You are responsible for loss or damage caused during your Stay by you or your party beyond normal wear and tear, and we may charge the reasonable cost of repair or replacement (and any cleaning beyond a standard turnover). We may take a refundable damage deposit or pre-authorisation; it is released after check-out less any justified deductions.
12. Our service
We aim to provide the apartment as described, clean and ready at check-in, with the listed key facilities working. If something is materially not as described or breaks during your Stay, tell us promptly so we can put it right (repair, a comparable alternative, or a fair reduction). Minor differences and occasional maintenance or utility interruptions outside our control are not grounds for cancellation.
13. Liability
To the maximum extent permitted by law, our total liability arising from a booking is limited to the amount you paid for the affected Stay, and we are not liable for indirect or consequential loss. Nothing in these Terms limits or excludes liability for death or personal injury caused by our negligence, for fraud, or any liability that cannot be limited under mandatory law (including your statutory consumer rights).
14. Force majeure
We are not liable for failure or delay caused by events beyond our reasonable control (e.g. natural events, fire, water damage, power or network outages, strikes, or acts of authorities). Where such an event prevents a Stay, we will offer an alternative or a refund of amounts paid for the affected stay.
15. Personal data
We process personal data as described in our Privacy Policy.
16. Intellectual property
All content on the Website — text, images, logos and design — is owned by Easy Host Oy or its licensors and is protected by law. You may view it for personal, non-commercial use only. You may not republish, sell, sub-license, reproduce, copy or redistribute it, frame the Website, or use our name or logo, without our prior written permission.
17. Complaints & dispute resolution
Please raise any issue with us first at info@easy-host.fi so we can resolve it quickly. If a consumer dispute cannot be settled, you may refer it to the Finnish Consumer Disputes Board (kuluttajariita.fi); before that, contact the Consumer Advisory Service (kkv.fi). You may also use the EU Online Dispute Resolution platform.
18. Governing law & changes
These Terms are governed by Finnish law, without prejudice to the mandatory consumer protection of your country of residence. We may update these Terms; the version in force at the time of your booking applies to that booking.

B. Furniture leasing terms
The following terms apply to furniture-leasing agreements, where Easy Host furnishes an apartment and leases the furnishings to you for a monthly fee. They are separate from the accommodation and booking terms above, which apply to guests. The individual leasing agreement you sign sets out your package, term and price and prevails over these terms where they differ.
L1. Scope
These leasing terms apply when Easy Host supplies and leases furniture, appliances and furnishings (the “Furniture”) for an apartment, whether or not Easy Host also manages the apartment. The customer (“you”) may be the apartment's owner or another party agreed with us in writing.
L2. Ownership of the Furniture
All Furniture we supply remains our sole property at all times — during and after the lease — and you acquire no ownership of it. You may not sell, pledge, give as security, sublet, remove from the apartment or otherwise dispose of the Furniture, and you must keep it free of third-party claims. This applies however long the lease runs, and whether or not the monthly fees have in total exceeded the value of the Furniture.
L3. Term & monthly fee
Furniture is leased for a minimum term — typically 6, 12 or 24 months — set out in your agreement, and the fixed monthly fee is invoiced in advance. Longer terms carry a lower monthly fee. Prices shown by the website calculator are an indicative ballpark only; the binding monthly fee is the one confirmed in your agreement after we have assessed the apartment.
L4. Maintenance & normal wear
We maintain the Furniture and, at no extra cost to you, repair or replace items that fail through normal use and wear. You must use the Furniture for its ordinary purpose and keep it in good, clean condition.
L5. Your responsibility & insurance
You are responsible for the Furniture throughout the lease, much like a vehicle lease. You must keep it in good condition and return it as supplied, fair wear and tear excepted. You are liable for loss of, or damage to, the Furniture beyond normal wear — however caused, including by you, anyone you allow into the apartment, or third parties — and we may charge the reasonable cost of repair or replacement. We recommend you keep suitable home-contents insurance covering the leased items.
L6. Renewal & end of term
At the end of the term you may renew the lease — usually at a reduced monthly fee, since the package is largely paid down — or the lease ends and we collect the Furniture within a reasonable period we agree with you. You give us reasonable access for delivery, maintenance and collection. Furniture we collect may be re-leased or sold by us, and need not be brand new when supplied to another customer.
L7. Ending the lease early
The lease runs for the fixed minimum term you choose and is a firm commitment, much like a vehicle lease. If you end it before the term expires, the remaining monthly fees for the term fall due and the Furniture remains our property. There is no separate exit penalty or setup-cost cap beyond those agreed fees. We may instead agree in writing a one-off buy-out figure or an earlier collection.
L8. Relationship to other terms
These leasing terms cover only the Furniture. They are separate from the accommodation & booking terms in Part A, which apply to guests. If you also use our property-management service, that is a different relationship governed by its own separate written agreement — nothing there changes our ownership of the Furniture or these leasing terms. Finnish law applies; if documents conflict, your signed leasing agreement prevails.
